Environmental Site Assessments (ESA)
Environmental Site Assessments (ESA)
Identify potential environmental liabilities before acquisition or development through comprehensive Phase I and II evaluations.
Phase I ESA
A comprehensive record review and site reconnaissance aligned with ASTM E1527 standards. We identify recognized environmental conditions (RECs) through historical aerials, regulatory filings, physical inspections, and proprietary databases. The outcome is a clear understanding of site history and potential liabilities—critical for financing, acquisition, or due diligence.
Phase II ESA
Triggered by potential RECs, we design and execute targeted field investigations. Combustion of soil borings, groundwater wells, and vapor probe installations quantify contaminants-of-concern. Analytical data is benchmarked against state and federal standards, enabling risk-informed decisions on cleanup pathways or transaction terms.
